In the Jan-Jun’18 period, residential properties in Sedona and Camp Verde sold for 16.8% and 13.1% above year ago, respectively, driven by low inventory. The number of new listings in the first half of the year was -34% in Sedona and -41% in Camp Verde creating a shortage of inventory. Median residential price in Jan-Jun’18 in Sedona was $502,636 compared to $430,228 in Jan-Jun’17 and $396,245 in Jan-Jun’16, an amazing 27% growth in two years. Rimrock-L.Montezuma had the lowest median price of the Verde Valley at $172,098, although prices here also climbed rapidly when compared to Cottonwood, Clarkdale, and Cornville, at 9.8% vs. YA
