Jan-Mar 2019 Market Statistics

Residential properties in the Verde Valley in Jan-Mar’19 reached a median price of $317,553, +15.7% above the same period a year ago. Clarkdale and Rimrock were leading the pack with median price increases of 20.2% and 21.0%, respectively. The new developments in Clarkdale made new units available for sale there (+31.8%) but the number of new listings was still down from year-ago. Interestingly, Sedona’s median price was $469,022, down -2.5% vs. YA. The Verde Valley continues to suffer from low inventory with new listings in these three months down -14% vs. YA. Sedona’s inventory was down -27% vs. the same period YA.

(1) Median Price means that 50% of the sold homes were above this number and 50% below it.
