Verde Valley Residential Update – January -June 2020

Residential homes in the Verde Valley reached a median price of $353,311 in Jan-Jun 2020, +11.8% above year-ago (YA). Total units sold were 723, -11.8% vs YA on a total volume +2.6% ahead of YA, despite a slowdown in March/April due to COVID-19. Clarkdale came at the top with a growth of +15.9% vs. YA, followed by Camp Verde (14.4%) and Sedona (11.2%). In terms of units sold, all cities were below YA with the exception of Camp Verde which had a growth of 4.3% vs. YA. New residential home listings were down in the Verde Valley, with a -15% decline vs. YA. This is helping keep the price of properties high. On the vacant lot front, the number of lots sold in the Verde Valley in Jan-Jun was 172, -9.9% vs. YA and the median sold price was $73,240, up 4.9% vs. YA. Lots sold in Sedona in Jan-Jun were 58, -19.4% vs. YA and the median sold price was $189,698, up 7.8% vs. YA.
